I have already filled up a set of three copies of the provisional Tenancy Agreement for both parties,the landlord and the tenant.
我已填好一式三份的临时租赁协议书。
First,may I see your identity cards?

Mr.and Mrs.Roberts and Mr.Tay.let me explain the terms of this tenancy agreement.
罗伯茨先生太太，戴先生，让我简单解释协议书的内容。
Both of the parties must follow the terms of this agreement after signing these copies.
这协议书必须经业主及租客双方同意而订立。
This agreement is made on the 1st of December,1996.Re Flat A,18/F,Robinson Garden.
此协议书是在1996年12月1日订立，是关于鲁宾逊花园十八楼A座的单位。
The monthly rental fee is forty_two thousand Hong Kong dollars.
每月租金为港币四万二千元。
The landlord is responsible for the government rates and the tenant takes care of management fee.
税金由业主负责而管理则由租客负责。
The security deposit is two months rent,which is eighty_four thousand dollars.
租赁按金是两个月的租金，即港币八万四千元。
The term is for two years.Mr.Roberts,would you please pay the deposit now?
租约为期两年，罗伯茨先生，你现在可以付一部分订金吗？
Here is a cheque of twenty thousand dollars for the deposit.
这是作为订金的二万元支票。
The stamp duty and the legal cost will be shared equally between both of you.
至于厘印费和律师费将由买卖双方平分。

If Mr.Roberts can not make the payment before the due date,Mr.Tay will forfeit the deposit.
如果罗伯茨先生未能于指定日期签订正式租约，戴先生有权没收临时订金。
On the contrary,if Mr.Tay cannot complete the agreement,
相反，如果戴先生未能完成正式租约，
then Mr.Tay is responsible to pay to Mr.Roberts double the deposit money.
戴先生须支付双倍订金赔偿予罗伯茨先生。
Both the tenant and the landlord agree to pay to ABC Properties Company half of the monthly rental fee as a service charge.
而双方同意支付ABC物业代理公司半个月租金作为佣金。
If by any chance,either of each party fails to complete this agreement,
如任何一方未能完成租约，
then the defaulting party is bound to pay ABC Properties Company one month rental fee as a service fee.
反悔的一方须支付一个月租金给ABC物业代理公司作为佣金。
